Job Overview
We are seeking an experienced, results-driven, and technically strong Construction Project Manager to oversee large-scale residential and commercial construction projects in Riyadh, Saudi Arabia. This senior leadership role is responsible for the complete lifecycle of construction projects, from planning and mobilization through execution, handover, and close-out.
The Construction Project Manager will have full accountability for project planning, scheduling, budgeting, quality, safety, risk management, and stakeholder coordination. You will lead multidisciplinary project teams and coordinate with consultants, contractors, subcontractors, suppliers, and clients to ensure projects are delivered on time, within budget, and in accordance with approved quality and safety standards.
The ideal candidate will have extensive experience managing complex construction projects, strong leadership and decision-making capabilities, and the ability to balance technical execution with commercial and contractual responsibilities.
Key Responsibilities
Project Planning & Initiation
• Lead project initiation activities including scope definition, execution strategy, and mobilization
• Review contract documents, drawings, and specifications to ensure full understanding of project requirements
• Develop detailed project execution plans aligned with contractual obligations
• Establish project objectives, milestones, and success criteria
• Ensure availability of resources required for project startup
Project Scheduling & Resource Planning
• Prepare and manage detailed project schedules using project management tools
• Develop manpower, equipment, and material resource plans
• Coordinate sequencing of activities to optimize productivity
• Monitor schedule progress and implement recovery plans where required
• Ensure alignment between construction schedules and procurement timelines
Budgeting & Financial Control
• Develop and manage project budgets and cost plans
• Monitor project costs, cash flow, and financial performance
• Implement cost control measures to prevent overruns
• Review variations, claims, and change orders
• Ensure accurate financial reporting and forecasting
Construction Execution & Site Management
• Oversee day-to-day construction activities across all disciplines
• Ensure work is executed as per approved drawings, specifications, and method statements
• Monitor contractor and subcontractor performance
• Resolve technical and operational challenges on-site
• Ensure timely completion of project milestones
Quality Management & Compliance
• Ensure compliance with project quality standards and approved QA/QC plans
• Monitor inspections, testing, and approvals
• Ensure defects are identified and rectified promptly
• Maintain high standards of workmanship throughout the project
• Support audits and quality reviews
Health, Safety & Environmental Management
• Ensure strict adherence to health, safety, and environmental regulations
• Promote a strong safety culture across project teams
• Ensure implementation of site safety plans and risk assessments
• Monitor safety performance and incident prevention
• Ensure compliance with local safety laws and environmental requirements
Risk Management & Problem Solving
• Identify project risks related to cost, schedule, quality, and safety
• Develop and implement risk mitigation strategies
• Address unforeseen site conditions and challenges
• Make timely decisions to minimize project impact
• Escalate critical issues to senior management when required
Stakeholder & Consultant Coordination
• Coordinate with consultants, architects, engineers, and authorities
• Manage communication with clients and key stakeholders
• Ensure timely approvals, inspections, and certifications
• Lead coordination meetings and progress reviews
• Maintain strong professional relationships
Contract & Claims Management
• Administer contracts in coordination with commercial and legal teams
• Review and manage variations, claims, and extensions of time
• Ensure compliance with contractual obligations
• Support dispute resolution and negotiations
• Protect company interests while maintaining collaborative relationships
Procurement & Supply Chain Coordination
• Coordinate with procurement teams to ensure timely availability of materials and subcontractors
• Monitor supplier and subcontractor performance
• Ensure procurement aligns with project schedule and quality requirements
• Address supply chain risks and delays proactively
• Support vendor selection and contract awards
Reporting & Senior Management Communication
• Prepare regular project progress, cost, and performance reports
• Track KPIs related to schedule, cost, quality, and safety
• Provide clear and accurate updates to senior management
• Highlight risks, delays, and mitigation actions
• Support executive decision-making with reliable project data
Team Leadership & Performance Management
• Lead, motivate, and manage project engineers, supervisors, and site teams
• Assign roles, responsibilities, and performance targets
• Conduct performance reviews and coaching
• Promote teamwork, accountability, and professionalism
• Support development of future project leaders
Client Communication & Approvals
• Act as the primary point of contact for clients on project matters
• Manage client expectations and communication
• Present progress updates, challenges, and solutions
• Ensure timely client approvals and sign-offs
• Support client satisfaction and long-term relationships
Project Close-Out & Handover
• Ensure completion of all works as per contract requirements
• Oversee snagging, testing, and commissioning activities
• Ensure preparation of as-built drawings and handover documents
• Coordinate final inspections and approvals
• Support successful project handover and close-out
Continuous Improvement & Best Practices
• Promote best practices in project management and construction execution
• Capture lessons learned and apply them to future projects
• Support process improvements and digital project tools
• Encourage innovation and efficiency improvements
• Maintain high professional and ethical standards
Qualifications & Educational Requirements
• Bachelor’s degree in Civil Engineering, Construction Management, or a related discipline
• Professional project management certification (PMP or equivalent) is an advantage
• Strong understanding of construction methods, contracts, and project controls
Experience Requirements
• Minimum 8 years of experience managing large-scale residential and commercial construction projects
• Proven experience leading multidisciplinary project teams
• Strong exposure to contract administration, cost control, and scheduling
• Experience working with consultants, contractors, and clients
• GCC construction experience is strongly preferred
